The Planning Commission completed their Bylaw Modernization work in November of 2023. Adoption by the Selectboard is pending. Changes proposed by the Planning Commission focus primarily on increasing housing options in the designated village center and the resort/residential district where public water and/or sewer are available. The proposed changes implement the density, lot size, parking, accessory dwelling, multi-unit dwelling and emergency shelter requirements of the HOME Act; reduce dimensional standards, including the front setback in the designated village center; allow for farm worker housing; include a density bonus for affordable housing; eliminate the automatic merger of existing small lots; allow the ZA to approve 2-lot subdivisions; allow the adaptive re-use of historic barns for multi-unit dwellings (and other uses); provide for parking waivers; and reduce nonconformities.
